On Victoria Street, in the heart of Hamilton’s central city, Templeton Group is bringing forward a Hamilton luxury hotel unlike anything the region has seen. Indeed, this twenty five storey tower will reshape the city skyline and stand as a landmark for generations. Specifically, the site at 242 to 254 Victoria Street sits at the centre of Hamilton’s civic and commercial life, moments from the Waikato River, the central business district, and the cultural and hospitality precincts that define the modern city.
Today, Hamilton ranks among New Zealand’s fastest growing cities, so a development of this scale and quality has been a long time coming. In particular, for visitors, residents and the wider Waikato economy, this tower represents a statement of confidence in the city and its future. Moreover, the team conceived it not as a passing addition to the streetscape, but as a permanent civic asset that will serve the city for the next several hundred years.

A Tower for Future Generations
Naturally, this is not a normal low-rise or even mid-rise building. It is a high-rise tower, and that places it in a different league entirely. Moreover, Templeton Group is one of only a small number of New Zealand developers with a proven record in delivering high-rise residential mixed-use towers, and one of very few to have built multiple high-rise buildings of this nature. Crucially, that experience sits at the core of the ambition for Hamilton.

This Hamilton luxury hotel is a groundbreaking project for the city. In fact, a development of this scale and quality changes how a city sees itself, and Templeton Group will deliver it in full.
THE PARTNERSHIP
A Good Deal for Hamilton
Notably, an unconditional agreement with Hamilton City Council, signed in April 2025, underpins the project and covers the sale of land and property on Victoria Street. Earlier, in 2018, the Council acquired the properties at 242 to 254 Victoria Street, and under the terms of the deal it will now sell them to Templeton Group for six million dollars, plus a share in the development profits.

Indeed, Templeton acquired the site at a point when, in today’s dollars, the arrangement represented a very strong outcome for the Council. Because the profit-share structure lets the city participate directly in the development’s success, every financial cost and risk still sits with Templeton Group. To date, moreover, Templeton has already invested in excess of one million dollars in project costs alone.
WHAT IS PLANNED
Inside the Hamilton Luxury Hotel
This is a very large and complex project, and the team has considered every level with the same long-term mindset. Specifically, here is what the design delivers:
Two Levels of Basement Parking
Two full levels of secure basement car parking sit beneath the tower. As a result, hotel guests, residents and visitors enjoy convenient access, while the street-level experience stays clear and pedestrian-friendly.
Three Levels of Hospitality
Three dedicated levels of hospitality and dining will anchor the tower’s public life. Together, they bring restaurants, bars and event spaces into the heart of the Hamilton central city.
A Five-Star Hamilton Hotel
At the centre of the development sits a two hundred room international five-star hotel. Currently, Templeton Group is reviewing submissions from a large number of five-star operator brands to run the hotel day to day. Ultimately, the chosen operator will help define the standard of hospitality the tower delivers for decades to come.
Health and Wellness
Similarly, a world-class health and wellness facility will form part of the guest and resident experience. Notably, it offers a level of amenity rarely seen in the region.
Forty Branded Residences
Forty branded residences will sit within the tower, combining the privacy of a home with the services and standards of a five-star hotel. Altogether, these residences offer a distinctive way to live in the centre of Hamilton.
A Rooftop Sky Bar Atop the Hamilton Hotel
Finally, a rooftop sky bar crowns the tower, offering panoramic views across Hamilton, the Waikato River and the surrounding region. In time, it will become one of the city’s signature destinations.
OUR PROJECT TEAM
The Work Already Underway
Long before demolition begins, a team of more than a dozen specialist consultants is undertaking an enormous amount of work across every discipline the tower demands. Indeed, the project runs fully, if not slightly, ahead of programme. Consequently, the group can move into consent and construction with real confidence.

WHAT HAPPENS NEXT
The Road to Resource Consent
First, Templeton Group will submit detailed resource consent plans once it has selected the winning five-star hotel operator from among the brands now under consideration. With the operator confirmed, the team can then finalise the consent design with the certainty a project of this scale requires. Subsequently, demolition of the existing buildings begins in September 2028, and the development commits to a five to six year delivery time-scale.

Part of a Growing Portfolio
The Hamilton tower joins a portfolio of eighteen development projects across New Zealand. Recently, Templeton Group signed a Memorandum of Understanding with Pukeroa Lakefront Holdings Limited for an early-stage landmark hotel on Rotorua’s lakefront, and it is also in the running for the Chateau Tongariro redevelopment in Ruapehu. Alongside these, the Hamilton luxury hotel stands as a leading priority for the group.
