We are delighted to inform you that construction work at the College & Mason development is advancing well, and Stage 1 is nearing completion. Here is a comprehensive update on the construction status of each block, along with the anticipated timeline for each stage and information regarding the settlement process.

Stage 1

Lots 21-29 (2 beds) – We are now completing the final external touches, such as fencing and soft landscaping on the 2-bedroom houses. Internal works are complete and final quality reviews are underway.

Lots 8-15 (4 beds) – Final inspections of the 4-bedroom houses have been completed by Auckland Council, and the final touches internally are underway. Prior to completion the internal works will be reviewed by Templeton. Externally, the gardens are now taking shape with fencing being installed and the planting to follow soon after.

Lots 16-20 (3 beds) – Internally, Jennian is adding the finishing touches to the kitchens and flooring, while applying the final coat of paint. Externally, the block has been painted, and main services have been connected. In the upcoming days, the scaffolding will be removed, allowing for the pouring of driveways and the commencement of landscaping.

 

Lots 30-39 (3 beds) – These homes are nearing completion, slightly behind Lots 16-20. The exterior painting has been successfully finished, and Jennian will soon remove the scaffolding to proceed with pouring the driveways and commencing the hard landscaping at the rear of the properties. Meanwhile, internally, Jennian is adding the final touches to the kitchens and flooring, bringing the overall project closer to its conclusion.

Lots 1-7 (3 beds) – Following the removal of the scaffolding, Jennian has begun the soft and hard landscaping, and the driveways are scheduled to be poured shortly. Internally, the fit-out progress is being carried out simultaneously with the external works, ensuring a coordinated and efficient completion of both the interior and exterior aspects of the project.

Code Compliance Certificate (CCC) on schedule to be lodged with Auckland Council.Templeton will notify your Solicitor once CCC has been lodged.

7-28 July 2023
Once CCC has been obtained –
Templeton will contact your Solicitor to call for Settlement.

Pre-settlement inspection date will be confirmed.

Note: CCC processing timeframes by Council can range from 5 to 20 working days.

10 working days

Following the call for settlement:

Pre-settlement inspections will occur.

Arrange your valuation (if required).

Purchasers will have 10 working days for settlement to occur.

PREPARING FOR THE SETTLEMENT PROCESS:
TIME TO CONTACT YOUR LAWYER

Templeton will inform your lawyers as soon as the Code of Compliance is issued. Therefore, we suggest that you reach out to your lawyer to ensure that your contact details are current and to inquire about any necessary preparations for settlement.

PRE-SETTLEMENT INSPECTIONS

In July, your Bayleys agent will arrange for you to inspect your property before settlement. Bayleys will establish an online booking system and will invite purchasers to make a 45min booking on a block-by-block basis.

The purpose of this pre-settlement inspection is to allow you to verify that the property meets your expectations as the purchaser. In the event that any significant defects are found during the inspection, Jennian will make every effort to address them prior to the settlement. However, please be aware that you are also protected by a 12-month defect period, which covers any workmanship issues whether or not identified during the pre-settlement inspection.

ARRANGING VALUATIONS

If you require a valuation for your College & Mason property, to satisfy a finance obligation, we recommend you contact your bank of choice.  We ask that your valuers attend your pre-settlement inspection so that they can gain access at the same time. (If this is not possible, we will look to cater a separate time for your valuer).

HOMEOWNER GUIDE

A homeowner guide will be supplied to you which outlines your home in detail. It will include all utility information, the defect remedy process and all the important documentation you will require.

COMPLETION OF SETTLEMENT

Once the Code Compliance Certificate is issued, Templeton will notify your solicitor and ‘Call for Settlement’. Purchasers will then have 10 working days to settle on the property. On settlement, Bayleys will arrange for the keys to be delivered to you, and the homeowner guide will be waiting for you at the property.
